Asians Eye Australia’s Prestige Market

prestige marketA large number of Ultra High Net Worth Individuals (UHNWI) are setting their sights firmly on the Sydney prestige market. In an article for the website Your Investment Property, Miriam Bell writes about the demographic shift of wealth and the greater role played by Asians in redefining world’s financial resources.

Lot of this wealth is flowing into Australian coffers and Sydney is surely an enticing prospect for Asian investors, especially so for the Chinese and South Asian investor fraternity. Sydney is a safe haven for Asians, what with its growing economy, its prime location, transparency and ebullient lifestyle.

Underpinned by low interest rates and lesser vendor discounts, the property market has really rallied well and its efforts reflect pretty well on the Prestige Market scene, too.

Co-investing in property with your loved one

joint investmentMichael Yardney speaks about the prospect of co-investing in properties with your loved ones. In an article for the website Real Estate View, he addresses the situation suggesting that the intent is right but the results may not be something to be jubilant about.

Investing with your loved ones can bring money into the equation, at times compromising the strength of emotional attachment. Yardney also speaks unequivocally about instances of faulty borrowing, jeopardised future creditworthiness, misuse of equity, and ill-decided exit plan, among other things, in the event of investing with friend or family.

Ideally, asserts Yardney, you must compartmentalise roles and prefigure who will take up just what. Such roles may include, but are not restricted to, defining goals, responsibilities, legal and financial obligations, and profit distribution.

Properties Available for Sale Take a Hit In Sydney

sydney-property-marketNumber of properties up for sale in Sydney has plummeted by 17% over the last year. This brings the listings at par with the 2008 figures. An article on the website Smart Property Investment throws light on the subject.

Only 20,080 properties are listed for sale presently and this can drive the prices beyond the ceiling. Taking cue from Jan 2009-Jan2010 performance when house prices had spiked by 19.6% despite higher number of listings, investors can expect some serious capital growth in Sydney.

The drop of 17% in number of available properties is bound to make news as Melbourne, an accepted yardstick for Sydney’s performance, has only conceded 5.4% in its listings.

Modernist Designs Get Their Due

modernist designsModernist symbols like glass and steel can be procured cheaply by manufacturers and the fact that they lend to the needs of uncluttered spaces and purposeful designing makes modernism a much liked concept today. In an article for the website realestate.com.au, Holly Jones talks about how we have come to prefer clean and purposeful furniture placement, easy-on-the-eye illusion of space, and uncluttered look in our homes. All of these add to the level of sophistication.

The modernist idea also borrows heavily from the minimalist look- where anything not completely required is left out. Jones is right in her evaluation that this trend may be a direct result of the success of open plan living.

What It Takes To Manicure A Lawn Perfectly

easy lawn renovationIn an article for the website Smart Property Investment, the troika of Paul Eslick, Justin Eslick and Geoff Doidge (Renovation kings) talk about how a well-laid lawn increases the sale value of a home and makes it easy for appraisers to accord it a higher price tag.

Further in the article, they talk about the technique of manicuring the ground cover. The whole process of “laying out the new turf” is discussed in neat and easy-to-follow steps. The steps are  centred around spraying the old lawn, removing the top soil layer, levelling the soil, and laying the new turf.
